What should an owner prepare before hiring a property manager?

Start with the property address, current occupancy, desired transition date, recent maintenance information, and any restrictions that affect renting the home. If the property is occupied, discuss the existing lease and current management arrangement before setting a transition timeline.

  1. Property details: Layout, appliances, access instructions, equipment, warranties, and known repair needs.
  2. Existing rental information: Current lease, amendments, rent status, and deposit records if applicable. Arrange a secure transfer with the manager; do not send sensitive resident information in an initial inquiry email.
  3. Association requirements: Any leasing restrictions, approval steps, and applicable property rules.
  4. Owner decisions: Your preferred start date, repair approval arrangements, and questions about reporting.

What does the leasing process involve?

01

Discuss the property and management scope.

Review location, condition, occupancy, owner goals, services, and fees. Confirm the agreement before work begins.

02

Identify make-ready needs.

Evaluate property condition and discuss cleaning, repairs, and presentation. Coordinate authorized work before marketing or move-in as appropriate.

03

Position and market the rental.

Discuss pricing, availability, marketing, and showings. Review the response and consider adjustments when needed.

04

Process applications.

TPG’s application review includes credit screening and background checks for adult applicants. Ask about current criteria and the application process for your property.

05

Document the move-in.

TPG conducts a pre-move-in walkthrough to document condition and identify needs. Residents also document condition on occupancy.

06

Coordinate ongoing management.

Rent collection, repair communication, and owner reporting follow the responsibilities set out in the management agreement.

How long will it take to lease my home?

There is no guaranteed leasing timeline. Readiness, pricing, competing rentals, property features, and applicant response all affect timing. Ask for a plan for your home and agree on when to review marketing results.

Can TPG take over an occupied rental?

Discuss the current lease, property condition, records, and existing management obligations with us. The transition plan depends on the documents and responsibilities already in place.
